What Basic Rent Trackers Leave Out

— Partial payments that carry forward. A tenant pays $1,300 of $1,625 and the $325 balance follows them month to month, correctly, everywhere. Checkbox trackers lose the story the moment someone pays short.

— Depreciation — usually the single largest landlord deduction — computed on IRS MACRS tables for the building and for capital improvements, with first-year conventions handled. Most cheap trackers have none at all.
